A Single Agent Broker is never free to use confidential information to the disadvantage of his/her client, for example


Verve Agent representing the seller, cannot tell a buyer that the seller (client) is forced to sell due to poor health or loss of job without the client’s permission.

Full Disclosure

A Single Agent Broker must keep the client fully informed at all times of all facts or information that might affect the transaction or the valie of the property, for example


Verve Agent representing a seller, recieved a purchase offer below asking price but is aware that another buyers is willing to pay a higher proce but has yet to submit to theit offer in writing, in this example the agent would disclose all known facts and information.


A Single Agent Broker must avoid any situation that might breach the duty to undivided loyalty to the client. The duty of loyalty includes, for example


Verve Agent representing the seller, received two offers, one with a shorter closing date. We as agents cannot persuade our client to accept the less favorable offer based on potential expedited commission.
